HOME MARKETING ASSISTANCE
FMA provides professional advice in the marketing and sale of an employee’s home. Working together with your employee’s broker or with a member of our highly trained professional, we rigorously manage appraisals, inspections and help evaluate offers, leading to a smooth and trouble-free closing. We help your employee sell their home quickly and for the highest possible price.
HOME SELLING OPTIONS
Due to a 1972 Internal Revenue Service (IRS) ruling, resulting from a tax court case, when an employer is moving an employee and agrees to purchase a home at fair market value, there is no income attributed to the employee from avoiding payment of a real estate broker's commission, which the employer pays. The same rationale extends to other transaction costs incurred by the relocation company when it sells the house.
- Buyer Value Option: (BVO) This cost-conscious program eliminates the need for an appraisal and the upfront guaranteed offer. After a fair market value is established and an employee locates a credible buyer, the employee then may sell the home to a third-party relocation company for the price (the "buyer value") established by the outside offer.
- Amended Value Option: (AVO) When time constraints, convenience, or downtime issues are paramount, the Appraised Value (or Guaranteed Buyout) Transaction provides for direct purchase of the employee’s home. This relieves the employee of any responsibility for the sale of their current home. Most corporations offer the Appraised Value Transaction as a “safety net” to ensure the sale of the home, freeing the employee to move to the new location. A third party is charged with getting appraisals and inspections taken care of, making an offer to purchase at the value established by the appraisals and giving the seller a period of time, normally 60 days, to locate a buyer willing to pay more than the appraised amount.
- Guaranteed Buyout Program: A guaranteed buyout enables homeowners to proceed with plans to build a new home without the worries associated with selling their existing home beforehand. In a guaranteed sale program, a Guarantor—typically a Realtor, homebuilder or independent investor—promises to buy the home for a pre-determined sum of money if the home does not sell within a specified period of time. In other words, building their new home is not contingent upon the sale of their existing home.
DESTINATION SERVICES
Area Orientation: Before your employee is introduced to their new community, an introduction and tour of the new community is the best option and most cost-effective service available. Prior to the relocation, tours are arranged with a professional to introduce them to their new community.
- New Home Purchase: First, we provide professional counsel and procure and needs assessment. We then select a certified realtor for your employee and work with them to prepare an offer to purchase their new home.
- Rental Services: Our destination services also include rental assistance. The program offers photos, floor plans, amenities and costs for a variety of apartments or rental homes that will fit the employee’s needs and price range.
- Temporary Housing: Before your employee is able to establish a permanent residence, we can provide short term lease in a luxury furnished home or apartment. This will allow your employee maximum flexibility until they are able to locate a permanent residence.
